Buying in Spain - Things to Consider...

martin_cherry.jpgAs you'll know from my previous articles, I always recommend you undertake abundant research before buying your property in Spain.  We know location is extremely important but here are five other important factors to bear in mind.

1) Friends and family

We have seen many clients who come out and look for a large property because they know they will have plenty of family and friends coming to stay with them.  We always suggest they think carefully about this as a continuous stream of guests can be a strain both emotionally and financially.  Don't get me wrong, everyone loves having family and friends to stay but visitors week in week out can test the most hospitable nature.  One simple way to avoid this situation without falling out with your nearest and dearest is to buy a property with no guest rooms.  Instead when family and friends want to visit rent them a property nearby.  You save thousands on your property purchase, you still spend wonderful quality time together but you never feel like you are running the 'Costa Hotel'.

2) Storage space

Properties in Spain generally do not have the storage space we have in the UK.  We are used to garages and lofts where we can store our 'stuff'.' Often people end up with the wardrobes of their Spanish properties crammed to bursting with 'things' and nowhere to put their clothes. What is the solution? Look for those properties which come with extra storage units, or space to build extra storage.  If that is not practical look for space where you can have large plastic storage containers - these are very common in Spain.  Or even better, with all this lovely outdoor living, you don't really need to bring so much STUFF!

3) Pools and gardens

Most people dream of having their own swimming pool under the Spanish sun, but do not always think about the implications.  Pools need regular upkeep which includes adding chemicals to the water, keeping the right water level, cleaning the pump and of course cleaning the pool itself.  If you live here permanently then you may be happy to do this work yourself.  However if you are only here on holiday you will have to employ a pool maintenance person so make sure you are prepared for this extra cost.  Likewise, having a garden is lovely but it will need regular care, probably daily care in the hot summer months.   If you are not here all the time then a property with communal pools and gardens gives you the enjoyment without any maintenance worries.

4) Driving

When you are looking at property in Spain, think about whether you will drive, be it in your own car or a hire car.  Some people have no problem transferring to the other side of the road, while others find it too daunting.  Hire car costs can add up and you may not wish to go to the expense of buying a car.   Spain does have a reasonably priced public transport system; however the frequency may not be what you are used to in the UK.  We always recommend looking for property where you can walk to basic local facilities such as the supermarket and medical centre.  That way you can hire a car when you need to, take a taxi if you wish but you are never obliged to drive or wait for a bus. 

5) North versus South

Got your compass ready?  Remember to check which direction your chosen property faces.  While in northern Europe it is mainly gardeners who worry about such things, in Spain you find the orientation of your property can have a big impact on your day to day life.   Generally British holiday home buyers are looking for maximum sunshine for their money so will opt for a south facing property.   This means that in the winter there is a much higher chance of getting some lovely winter sunshine.  However people buying for permanent homes may think twice about this, as living in a south facing home throughout the hot summer months can make air conditioning a necessity.  A lot depends on your lifestyle and your love of heat - but it is always worth asking where the sun rises and sets when viewing a property.  Remember if you have a roof terrace there is a good chance you'll find all year round sun whichever way your property faces.
